We see the current market circumstances as a great opportunity to purchase sites and develop them. We expect the market to stabilize by the end of this year or the beginning of 2024, at which point we will complete our current projects and collect our returns.
What market trends have you seen in the past few years in the property market and how have they influenced
The property market has seen some major changes in the past few years. We just came out of COVID, where no-one would believe how much the property market in Australia would boom. Currently with the inflation, impacting the whole world, slowing down the property sales market, we have to adjust to this new challenges. We see this as a great opportunity to purchase sites for an affordable price, making great returns. I believe that with current economy, it is becoming harder to make your money work harder. But what we are seeing is people selling their properties for a higher price, buying another property and selling it again for a higher price, this cycle continuing for at least 7-10 years before a real estate bubble bursts.
What is the typical timeline for a property development project?
Property development projects typically require a significant amount of planning and preparation before any physical work can begin. The timeline for these projects vary depending on the complexity, but typically involve an initial assessment, followed by obtaining necessary permits, purchasing materials and equipment, construction, completion of the project, and final inspection. A typical duplex development project takes 14-17 months. Most of the times, while purchasing a site, we look for a 3-4 month settlement, to give us enough time to work on the plans and prepare everything for CC or CDC approval. Once the settlement is done, we start the demolition and construction process, targeting a completion time frame of 8-12 months. We allow another 2 months for sales.

What is your experience with land subdivision projects?
We have been involved in several land subdivision projects over the past years. Currently we are at the final stage of completing civil works of our 2 projects in Austral and Leppington, where we are delivering 86 lots. Our experience with these projects has been invaluable, as they require careful planning, financial management and efficient execution.
